The former site of the CJOH-TV broadcast studio on Baseline Road could be set for a new nine-storey building with residential and commercial space.
Claridge Homes filed an application to the City of Ottawa to construct the mixed-use building on the property at the “Merivale Triangle,” an irregularly-shaped parcel of land bound by Merivale Road, Baseline Road and Clyde Avenue. Part of the parcel once hosted the CJOH studios.
The iconic broadcast building on Merivale Road first opened in August 1961 when CJOH began operations and was demolished after a fire gutted the newsroom and studio in February 2010. CTV Ottawa permanently moved to its current home in downtown Ottawa at the Market Mall building after the fire.
According to the site plan application, the new building would be constructed along the northeast corner of the site at 1366 Baseline Road with a lot area of 8,209 square metres.
The nine-storey complex would feature 264 residential units and 172 square metres of commercial space on the ground floor. It would include 361 parking spots for vehicles and parking spaces for 225 bicycles.
There is a “range” of surrounding buildings, including restaurants, banks, grocery stores and highrise residential towers across the street on Baseline Road. There are numerous low-rise residential units in the surrounding area.
Vehicle access would be from Baseline Road to the underground parking. The proposal includes 7,519 square metres of “communal and private amenity space” and an internal courtyard at the rear of the building.
The zoning allows for a maximum building height of 132 metres, according to the application, which permits “a broad range of residential and non-residential uses.”
