Price: $10,995,000
Neighbourhood: York Mills
Size: 5,000 to 100,000 sq. ft.
Located on a beautiful ravine in York Mills, this $10 million family-friendly residence has some splendid features from a one-car garage opening into a four-car one below grade to a jungle gym built just for the kids.
The property is a co-listing between Adam David Weiner, a realtor at Harvey Kalles Real Estate Ltd., Brokerage and Al Pirdavari, a realtor at Re/Max Realtron Barry Cohen Homes Inc.
This four-bedroom home reflects the owner’s meticulous attention to detail. He built everything from scratch around seven years ago for his family of five.
Weiner, said he was impressed by the quality of its construction.
“It’s a steel frame construction, it’s pretty much all steel and concrete, it has geothermal heating (and) is solar panelled as well. It’s got tons of security features inside of it (too). All the levels are heated with radiant flooring throughout,” he said.
Weiner said that due to the construction of the home being primarily steel and concrete, there is no signal reception. Individuals in the residence have to log into the Wi-Fi system for a signal.
According to the National Association of Steel-Framed Housing’s 2012 technical note, steel can cause very little signal reduction, but concrete and masonry can result in higher chances of a signal being impacted.
Unique features of the house
The unique features of this freehold house start at the garage.
“What appears to be a one-car garage opens into a cavern which leads to a four-car garage below grade with EV charging,” said Weiner. The garage can occupy up to six cars in total though, with one car allowed to go on the lower lift when it goes up and down to shuffle cars.
“Because a lot of the people in this neighbourhood have really cool cars, you can actually look into your garage from the rec room of the property,” he said.
The faux slate roof, built from composite material, was inspired by the slate design commonly used in French architecture.
The home features four spacious bedrooms, each with its own ensuite bathroom. The primary room is as big as 22 feet, eight inches by 20 feet, two inches.
There is also a study room, in which there is a jungle gym that kids can play on.
Additionally, the home has a second kitchen nicknamed the dirty kitchen. Elements from the centre island of the kitchen pop up for storage, and the main floor is heated with marble.
The lower level of the home covers everything from entertainment to fitness.
There is an insulated movie theatre with a built-in projection system and unique galaxy-themed lights on the ceiling, making the experience immersive and cinematic.
This level also has a recreation room and a wine cellar. The recreation room has heated floors, a gas fireplace and a walkout to the backyard. The glass walls make it easy to see the gym and garage, too.
There is also a private gym studio.
The backyard has something for adults and kids; there is an in-ground saltwater pool and a children’s wooden swing set that comes with the home.
The ideal buyer
Weiner said the ideal buyer of the residence is a family.
“Most of the people that come through have been families with at least two children. We have seen a couple of intergenerational (families too),” he said.
Additionally, the neighbourhood has community centres, parks, public transit and schools nearby.
